Thinking about buying a condo in Olympic Village Vancouver?

I've lived in Olympic Village since 2011, and I've watched this neighbourhood transform from one of Vancouver's biggest question marks into one of its most sought-after communities. I also help buyers purchase condos throughout Olympic Village, False Creek and the surrounding urban core, so I see firsthand which buildings consistently perform well—and which ones I'd be more cautious about.

Whether you're buying your first condo, downsizing, or looking for a long-term investment, here's what you should know before making an offer.

Why Olympic Village Has Become One of Vancouver's Most Desirable Neighbourhoods

When Olympic Village was built for the 2010 Winter Olympics, it wasn't the neighbourhood you see today.

Many people believed it was too isolated. There were very few restaurants, very few amenities, and Millennium Development—the original developer—ran into financial trouble during construction.

Fast forward to today, and the story couldn't be more different.

Olympic Village has matured into one of Vancouver's premier waterfront communities. You have the False Creek Seawall at your doorstep, incredible cycling infrastructure, waterfront parks, cafés, breweries, restaurants, grocery stores, rapid transit and easy access to Downtown Vancouver.

What I appreciate most is the balance. You're removed from the congestion of the downtown core while still being only minutes away from everything the city has to offer.

Not All Olympic Village Condo Buildings Are Created Equal

One of the biggest misconceptions buyers have is assuming every building in Olympic Village offers the same quality.

They don't.

Construction quality, developer reputation, floor plans, finishings and strata management vary significantly from building to building.

Here are the buildings I recommend buyers focus on first.

Canada House – Olympic Village's Premier Luxury Building

If you're looking for the very best Olympic Village has to offer, Canada House is at the top of the list.

Designed by renowned architect Arthur Erickson, it has become the signature luxury building in the neighbourhood.

The larger floor plans, spectacular waterfront location and unobstructed views over False Creek make it one of Vancouver's most desirable condominium buildings.

If possible, I recommend the northwest-facing units overlooking False Creek and Downtown Vancouver.

Inventory is extremely limited, and when homes become available they're generally priced between $3 million and $5 million, with larger residences commanding even higher prices.

The Bridge – One of the Best Values in Olympic Village

If Canada House represents luxury, The Bridge probably represents some of the best value.

One thing I particularly like about The Bridge is its floor plans.

Many newer developments feature dramatic curves and unique architecture that look impressive but don't always create the most practical living spaces.

The Bridge takes a simpler approach.

The layouts are efficient, spacious and highly functional.

Many homes feature large patios spanning the entire width of the suite, making them fantastic for entertaining while still offering beautiful views toward False Creek.

For many buyers, this building offers an excellent combination of quality and value.

Kayak – A Proven Original Olympic Village Building

Kayak remains one of my favourite original Olympic Village buildings.

Owners enjoy LEED-certified construction, excellent walkability and access to the Gold Medal Club amenities.

The location puts you within steps of the seawall, parks, cafés and transit, making it an excellent choice for buyers who want to experience everything Olympic Village has to offer.

Navio & Tesoro – Premium Waterfront Living

If you're looking for newer luxury construction, Navio and Tesoro deserve serious consideration.

Both buildings were developed by Concert Properties, one of the developers I consistently rank among the best in Metro Vancouver.

Tesoro, in particular, offers exceptional finish quality.

Luxury features include:

• Air conditioning
• Gaggenau appliances
• Poliform cabinetry
• Marble finishes
• Sonos integrated audio
• Savant home automation

These homes appeal to buyers looking for premium construction and luxury finishings.

Some waterfront homes in these buildings are also sold off-market, meaning they never appear on MLS.

More Affordable Olympic Village Options

Not every buyer is shopping in the luxury market.

Fortunately, Olympic Village still offers more attainable options.

Many of the buildings located along West 2nd Avenue provide entry into the neighbourhood at a lower price point.

While these developments are generally finished to a more basic standard and were often designed with investors in mind, they still allow buyers to enjoy everything Olympic Village has to offer at a more accessible price.

The Biggest Mistakes Olympic Village Buyers Make

Buying the Cheapest Unit

Many buyers become focused on finding the lowest possible purchase price.

In my experience, paying a little more for a superior building, better floor plan, stronger strata and better location almost always pays off over the long term.

The building matters just as much as the individual suite.

Ignoring the Strata

This is one of the biggest mistakes I see.

A condo may look beautiful during a showing, but buyers also need to understand the financial health of the building.

Before recommending a purchase, I carefully review:

• Strata meeting minutes
• Depreciation reports
• Engineering reports
• Contingency Reserve Fund
• Past remediation work
• Upcoming maintenance projects
• Potential special levies

These documents often reveal information that isn't visible during a showing.

Overlooking the Developer

Developer reputation matters.

Some builders consistently produce quality buildings that hold up exceptionally well over time.

Others have a much less consistent track record.

The original Olympic Village construction completed by ITC Construction has generally performed well, while Concert Properties continues to be one of my preferred developers throughout Metro Vancouver.

Olympic Village Condo Prices

Current pricing varies depending on the building, floor plan, exposure and view, but buyers can generally expect:

Studio (approximately 450 sq. ft.)

• Starting around $500,000–$550,000

One Bedroom

• Generally $650,000–$850,000
• Premium view units can exceed this range

Two Bedrooms

• Entry-level around $1.3 million
• Premium two and three-bedroom homes typically range from $1.8 million to $3 million+

Luxury waterfront residences continue well beyond those price points.

Why I'm Still Bullish on Olympic Village

Over the last decade I've noticed a shift in what buyers value.

Historically, Vancouver's most prestigious neighbourhoods were places like Shaughnessy, Point Grey and Dunbar.

Those neighbourhoods remain exceptional.

However, today's buyers increasingly prioritize walkability, transit, restaurants, waterfront access, cycling infrastructure and vibrant neighbourhoods where everything is within walking distance.

Olympic Village delivers all of that.

Combined with its limited waterfront land supply, I continue to believe it's one of Vancouver's strongest long-term condominium markets.

Don't Overlook Mount Pleasant

If Olympic Village stretches your budget, Mount Pleasant is another neighbourhood worth considering.

The area continues to evolve rapidly, with new offices, restaurants, breweries, cafés and retail transforming Main Street into one of Vancouver's most exciting urban communities.

It's generally more affordable than Olympic Village while offering many of the same lifestyle advantages.
